Refinance your home loan with a clearer plan

Thinking about a refinance home loan in Australia? Start by checking whether your current mortgage still suits your budget, property and plans. A different loan may offer a more competitive rate, useful features or access to equity, but the right decision depends on the complete cost of switching.

Financio Lending Solutions helps homeowners and property investors compare refinancing options, with personalised support from our Edmondson Park, Sydney team. We look at your existing loan alongside your goals so you can make an informed decision about staying, renegotiating or moving to another lender.

What does refinancing a home loan mean?

Refinancing replaces your existing mortgage with a new lending arrangement. You may change lenders or restructure your loan with your current provider. At settlement, the existing loan is paid out and the new loan begins under its agreed terms.

A rate review is a useful first step even if you do not switch. Ask what your existing lender can offer, then compare that proposal with alternatives. An attractive headline rate alone does not tell you whether a home loan is suitable.

Why refinance your home loan?

Your reason for refinancing should guide the comparison. A homeowner seeking predictable repayments has different priorities from an investor planning another purchase.

Review your rate and ongoing fees

Compare the interest rate, annual package charges and account fees against the features you actually use. Ask for quotes suited to your loan size, repayment type and property use. The lowest advertised rate may have eligibility restrictions or omit features you need.

Prepare for the end of a fixed rate

Before your fixed period finishes, check the rate your loan will revert to. Discuss variable, fixed and split loan options, including repayment flexibility and any restrictions. If you want to leave before the fixed term ends, obtain a current break-cost quote before deciding.

Choose features that fit your cash flow

An offset account, redraw facility or flexible extra repayments may suit the way you manage money. Check whether an offset is full or partial, which accounts qualify and what fees apply. Redraw access is subject to the lender’s terms and is different from holding cash in a separate offset account.

Access equity for a clear purpose

Equity is the difference between your property’s value and the debt secured against it. Refinancing may allow you to borrow additional funds for renovations or a property deposit. Available equity is not the same as approved borrowing capacity: the lender must also assess income, commitments, valuation and the proposed use of funds.

Review an investment property loan

Investment refinancing can involve rental income, several securities and different repayment structures. Review each property’s cash flow and the implications of linking properties as security. Explore our investment property loan service and discuss ownership and tax questions with your accountant.

Explore Shariah-based refinancing

If your goal is to move from a conventional mortgage to Islamic finance, compare the provider’s structure, payment obligations, fees and eligibility. Ask how Shariah oversight works for the specific product. Our Islamic home finance service explains this pathway; product availability and approval depend on the provider.

Considering debt consolidation?

Combining debts can simplify repayments, but stretching short-term borrowing over a mortgage term can increase the total cost. Securing previously unsecured debts against your home also places the property at risk if repayments are missed. Discuss a repayment plan for the consolidated portion and alternatives before proceeding.

Refinancing costs: will switching save you money?

Ask for an itemised estimate before you agree to switch. Include upfront costs, ongoing charges and the expected time you will keep the loan. Compare the same balance and remaining term so a longer repayment period does not disguise the cost.

  • Existing lender: discharge and settlement charges, plus any fixed-rate break costs.
  • New lender: application, valuation, legal or settlement fees where applicable, and ongoing package or account fees.
  • Government and registration: mortgage discharge and registration charges, which vary by location and transaction.
  • Lenders mortgage insurance: a possible additional cost where the new loan exceeds the provider’s LVR threshold. Previous LMI is not automatically transferred.
  • Promotional conditions: eligibility rules, expiry dates and any repayment or clawback conditions attached to incentives.

A simple break-even example

Suppose switching costs total $1,800 and the estimated monthly benefit is $150 after ongoing fees, using the same loan balance and remaining term.

$1,800 ÷ $150 = 12 months

That is an indicative break-even period, not a lender quote or promised saving. Changing rates, offset balances, repayments or fees will change the result. A full comparison should also model total interest and your expected holding period.

Compare more than the interest rate

A comparison rate combines interest with certain fees using a standard example. Your actual cost depends on your borrowing amount, term and how you use the loan. Request a tailored comparison that includes the features you need, rather than selecting a product solely by its advertised rate or cashback.

When staying may be the better choice

Switching may not make sense if you expect to sell soon, costs are high, or the existing lender offers a suitable alternative. A refinance that reduces the monthly payment by restarting a much longer term can leave you paying more overall. Decide whether the objective is short-term affordability, lower total cost or another specific benefit.

How to refinance with Financio

Our Sydney-based team starts with your circumstances and priorities. Bring your current mortgage details and questions; we can discuss which pathways are worth investigating and what evidence lenders may need.

  1. Define the goal. Explain whether you want to review repayments, change features, release equity or explore a different finance structure.
  2. Build the comparison. Review your current loan and suitable alternatives, including costs, repayment choices and likely eligibility.
  3. Prepare the application. If you choose to proceed, provide the required documents so the lender can assess the proposal.
  4. Review the offer. Check the approved amount, conditions, fees and loan documents before accepting.
  5. Complete settlement. Coordinate the discharge of the old mortgage and confirm repayment and account arrangements for the new loan.

What documents should you prepare?

  • Identification and recent statements for the mortgage you want to refinance.
  • Evidence of salary, business earnings or other income relevant to the application.
  • Details of living expenses, credit card limits, personal loans and other commitments.
  • Property details and rental evidence where relevant.
  • Your fixed-rate expiry date and any discharge or break-cost quote already obtained.

Requirements differ between lenders and circumstances. Self-employed borrowers may need tax returns, notices of assessment and business financials. If you earn overseas income, ask about currency and documentation requirements through our foreign income loan service. Use the secure document-sharing method your broker provides.

Refinance eligibility: equity, LVR and affordability

Loan-to-value ratio (LVR) expresses the proposed loan as a percentage of the lender-assessed property value. For example, a $600,000 loan secured against a property valued at $800,000 has a 75% LVR. The lender’s valuation may differ from an online estimate or your expected sale price.

Eligibility also depends on acceptable income, existing commitments, credit history, repayment conduct and the property itself. Having equity does not remove the need to demonstrate affordability. Discuss changes in employment or expenses early so the review reflects your current position.

Refinance home loan FAQs

How do I know if refinancing is worth it?

Set a clear goal, compare suitable offers and calculate the benefit after switching and ongoing costs. Check how long you intend to keep the property and loan. A review may also show that renegotiating with your current lender is a practical option.

Can I refinance with less than 20% equity?

It may be possible, depending on lender policy and your circumstances. Higher LVR lending can involve mortgage insurance, different pricing or tighter eligibility. Include those costs in the comparison before deciding.

Can I refinance a fixed-rate home loan?

You can explore it, but early repayment may trigger break costs. Ask your current lender for a dated quote and compare switching now with waiting until the fixed period finishes.

How long does refinancing take?

There is no single timeframe. Assessment, valuation, document preparation and the outgoing lender’s discharge process all affect settlement. Ask for an estimate based on your application and keep making existing repayments until settlement is confirmed.

Can I refinance if I am self-employed?

Self-employed applications are possible with suitable evidence and lender criteria. The required income history and documents vary. Prepare your latest business and personal financial information and discuss any recent changes with your broker.

Will refinancing affect my credit report?

A formal credit application may create a credit enquiry. Discuss eligibility and the proposed application strategy first, particularly if you have made several recent applications. Checking options is a separate step from applying for a loan.

Can refinancing help pay off my mortgage sooner?

A suitable rate and permitted extra repayments may support that goal. Compare a shorter or equivalent remaining term and check repayment restrictions. A lower minimum payment does not automatically mean you will become mortgage-free sooner.

Can I switch to Shariah-based home finance?

Discuss the existing mortgage, property and your requirements with Financio. Any transition depends on provider availability, assessment and the chosen contract. Review the specific structure and associated costs before proceeding.
