Buying your next home before selling? Explore bridging finance, understand your temporary debt and plan the move with Financio’s Edmondson Park team.

Bridging Loans are short-term property loans that can help you buy your next home before selling your current one. They cover a timing gap, with the sale proceeds used to reduce or repay the borrowing. Approval depends on your equity, financial position, property security and a credible plan to repay the loan.
Financio Lending Solutions helps homeowners in Liverpool and across Sydney explore bridging finance when purchase and sale dates do not line up. Based in Edmondson Park, our team can discuss your existing mortgage, proposed purchase and expected sale so you understand the temporary debt and the mortgage that may remain afterwards.

A lender assesses the finance needed while you temporarily own two properties. Depending on the arrangement, your existing loan may need to be refinanced and both properties may secure the borrowing. When the old property settles, the agreed sale proceeds pay down the debt. Any remaining balance needs an approved ongoing repayment arrangement.
Arrange suitable finance, satisfy approval conditions and settle the purchase before your existing property sells.
Meet the agreed loan obligations and fund the costs of both properties while progressing the sale.
Use the sale proceeds as agreed with the lender, then continue with the remaining home loan or clear the facility.
The bridge is a temporary funding arrangement, not extra spending money. Before choosing a structure, ask for a written breakdown of the loan balances, securities, repayment requirements and the event that will repay the short-term facility.
Ask the lender to distinguish the expected opening balance from the maximum debt allowed under the facility. If interest is capitalised, the balance can increase during the bridging period.
The following invented figures show the arithmetic for an owner buying a replacement home. They are not Liverpool property prices, a loan quote or an estimate of your borrowing capacity.
$350,000 + $1,000,000 + $50,000 − $100,000 = $1,300,000
Assume the existing property sells for $850,000 and $25,000 is used for selling expenses. This leaves $825,000 to apply against the combined debt, because the old mortgage is already included in the $1,300,000 figure.
Illustrative end debt: $1,300,000 − $825,000 = $475,000, before any additional interest, fees or adjustments.
The example assumes the current mortgage is incorporated into the new borrowing; other structures need a different calculation. Do not subtract the old mortgage twice when estimating sale proceeds. Your broker and conveyancer should reconcile the actual payout and settlement figures.
If the same home sells for $800,000 with the same $25,000 selling costs, only $775,000 is available to reduce the combined borrowing. The illustrative end debt rises to $525,000 before extra interest and fees. That $50,000 difference can materially change ongoing repayments.
Model a realistic sale outcome, a lower sale price and a longer selling period before deciding whether buying first is affordable. A strong equity position does not remove the need to repay the final loan.
Lender policies differ. The assessment considers more than the gap between the purchase price and expected sale price. Be ready to explain your full financial position and how the transaction will finish.
There is no single equity requirement that applies to every bridging loan. Ask how the lender calculates the loan-to-value ratio (LVR), which property values it accepts and whether the limit includes capitalised interest and fees. An agent’s appraisal is not the same as the lender’s valuation.
LVR compares the relevant loan exposure with the value of the property security. The lender’s method and maximum limit matter, so a general online percentage should not be treated as an approval rule for your application.
Potentially. A homeowner with an unencumbered property may still need temporary funds to buy before the sale settles. Some downsizers expect the sale proceeds to clear all borrowing. No-end-debt arrangements have their own lender criteria and are not available from every provider.
Compare the total transaction cost and the ongoing mortgage, rather than choosing only by the advertised rate. The amount borrowed, interest treatment, sale timing and fees all affect what the bridge costs.
Some products require interest payments during the overlap. Budget for those payments alongside living expenses and both properties’ holding costs.
Some products add interest to the loan balance. This can reduce immediate cash payments, but increases the debt and may result in interest being charged on accumulated interest.
Do not assume every bridging loan has no repayments. For example, the published CommBank bridging loan information describes interest-only payments, while Westpac’s bridging product information describes capitalised interest. These are examples of different structures, not recommendations or confirmation that either product is available to you through Financio. Check current lender terms.
Some costs may be financed if the lender allows it and sufficient equity is available; others need cash before settlement. Confirm what is due at exchange, purchase settlement and sale settlement. For NSW duty information, use Revenue NSW’s transfer duty guidance and ask your conveyancer to confirm the amount and payment deadline for your contract.
A delayed sale can increase interest and bring the loan close to its expiry. A lower sale price can leave a larger ongoing mortgage. Property valuations, changing rates and unexpected repairs can also affect your budget. An extension or refinance is a new lending decision and should never be assumed.
Ask what the contract allows if the sale does not settle on time, including any changed pricing, default provisions or enforcement rights. Because property secures the loan, failure to meet the obligations can put the secured homes at risk.
Buying first can offer flexibility, but the extra borrowing is not always the right fit. Compare realistic alternatives using the same purchase budget and expected sale proceeds.
Selling first gives you a confirmed sale outcome before committing to the next home. You may need temporary accommodation, storage and a second move. Weigh those costs against the interest and uncertainty of bridging.
Ask your conveyancer whether a longer settlement, matched settlements or appropriate contract conditions are practical. Agreement depends on the other parties, and a linked transaction still needs a plan for settlement delays.
An equity or loan-structure review may identify another suitable pathway, subject to affordability. Our home loan refinancing service can help you explore the questions to ask about existing borrowing. Refinancing alone does not remove the need for an approved source of funds for the new purchase.
If you intend to retain the property, the planned sale is no longer your exit strategy. You need a sustainable long-term lending assessment instead. Explore investment property loans and obtain tax advice before changing the use of your home.
A deposit bond, where accepted and suitable, addresses an exchange deposit rather than providing the money to settle the purchase. Ask your solicitor and broker to explain the difference before relying on it.
Whether you are moving within Liverpool, buying near Edmondson Park or relocating elsewhere in Sydney, the finance question is the same: can you fund the overlap and manage the debt left after the sale? Financio can discuss local homeowners’ lending needs from our Edmondson Park base without treating one suburb’s sale conditions as a promise for another.
Tell us the addresses and types of both properties, your preferred move date and whether the current home is listed or under contract. A house and an apartment can have different valuation and sale considerations. Use a current appraisal for your own property and allow for settlement, rather than relying on a Sydney-wide median or a general selling-time estimate.

Meet the Financio team and ask about appointment options for Liverpool and greater Sydney. If you require a Shariah-based arrangement, discuss that requirement at the outset through our Islamic home finance service; conventional bridging finance should not be assumed to meet those requirements.
Have identification, income evidence, recent bank and mortgage statements, details of liabilities and expenses, cash contribution information and the purchase contract if available. Include an agent appraisal, sale contract or campaign details for the existing property, as relevant. Self-employed applicants may need business financials and tax documents. Requirements vary by lender.
Ask Financio which lenders and products can be considered, why an option is suitable and how any broker fees or lender commissions work. For independent questions to ask a broker, see ASIC Moneysmart’s mortgage broker guide. A conversation or preliminary assessment is not unconditional approval.
A bridging loan is short-term finance used to cover the gap between buying a property and receiving funds from the sale of another. The sale proceeds reduce or repay the borrowing, with any remaining mortgage subject to an ongoing repayment arrangement.
The term depends on the lender and product. Some Australian lenders offer up to 12 months, but that is not an automatic entitlement. Confirm the approved expiry date and what must happen before it; do not rely on an extension.
It depends on the structure. Some lenders require interest payments; some allow interest to be capitalised. Separate ongoing loans may still require repayments. Ask for the payment obligations on every loan account, not just the bridging portion.
Contact the lender and broker early. Any extension or alternative funding is subject to assessment and is not guaranteed. The loan contract sets out the consequences of missed deadlines or unpaid debt, which can include enforcement against the secured property.
Some products may allow it, subject to the lender’s assessment of equity, affordability and sale strategy. A signed sale contract provides different evidence from an appraisal alone. Confirm the actual policy before entering a purchase contract.
These terms commonly describe whether a firm sale or repayment event has been established. Closed bridging generally involves a defined exit date; open bridging involves more uncertainty. Terminology varies, so focus on the contract, required evidence and repayment deadline.
Potentially, where the sale proceeds can repay the full borrowing, interest and costs. Lender availability and eligibility differ. Allow for a lower sale outcome and transaction expenses before assuming the move will leave you debt free.
Discuss finance well before bidding. A preliminary estimate or conditional approval does not guarantee settlement funds. Ask your conveyancer about the contract obligations and confirm the lender’s property and approval requirements before making an unconditional commitment.
There is no reliable universal timeframe. Document completeness, lender workload, valuations, the proposed securities and income complexity all matter. Tell Financio your deadline early and ask for an estimate for the specific application.
